AMSTERDAM (AFN) - De versoepeling van lockdownmaatregelen is weliswaar goed nieuws voor de detailhandel, maar winkeliers staan nog altijd onder druk door het nieuwe coronavirus. Analisten van KBC Securities vinden de bovengemiddelde koersstijging van winkelvastgoedfonds Retail Estates daarom geflatteerd. Ze verlagen hun advies voor het aandeel naar hold van buy.
Het aandeel van Retail Estates is sinds 11 mei, toen in België winkels weer open mochten, met 39 procent gestegen. Kenners van KBC wijzen erop dat andere beursgenoteerde verhuurders van winkelpanden door de bank genomen minder hard stijgen.
De huidige koers van Retail Estates impliceert volgens de analisten bovendien dat de waarde van alle bezittingen bijna op hetzelfde niveau zit als voor de coronacrisis. Dit is onterecht, zo redeneren ze, omdat er nog wel degelijk risico's aan winkelvastgoed kleven. Onder winkelbedrijven zullen naar alle waarschijnlijkheid "slachtoffers" vallen, nu het consumentenvertrouwen daalt en aanpassingen aan de 1,5 meter afstand het de sector moeilijker maken. Daarbij wijst KBC op problemen bij winkelconcern FNG, dat onlangs obligatiehouders om uitstel van betalingen vroeg. Een van de winkelketens in handen van FNG is huurder bij Retail Estates.
KBC hanteert een koersdoel van 60 euro voor Retail Estates. Het aandeel stond vrijdag omstreeks 09.30 uur 1,8 procent lager op 65,20 euro.
